What the tile layout planner does

The planner shows how to lay tiles in a specific room before the first tile goes down. Upload an AutoCAD floor plan (DWG or DXF), pick the rooms, enter the tile size — and the program compares layout options and suggests the one with the least cutting and the widest cut tiles along the walls.

For every option you get the number of whole and cut tiles, narrow slivers to avoid, and how many tiles to buy — including wastage and cut pieces that can be reused from offcuts.

How it works

  1. Upload a drawing in DWG or DXF (units detected automatically) or add a rectangular room from its dimensions alone.
  2. Select rooms by clicking a closed area of the plan, or draw the outline as a polygon or rectangle. Door openings can be closed off with a line.
  3. Enter tile parameters: length, width, grout joint, gap at the wall, minimum cut and wastage in percent.
  4. Choose the layouts to compare and click "Calculate options".
  5. Pick the best option, drag the layout with the mouse if needed, and export the plan to DXF, DWG or PDF.

Patterns and settings

  • Patterns: straight (stack bond), 1/2 brick offset, 1/3 offset, 45° diagonal.
  • Grid position: optimal (largest cut tiles), symmetrical about the room axes, or from a corner (whole tile in the corner).
  • Manual adjustment of the layout with the mouse or arrow keys (1, 10 or 100 mm), with an X/Y axis lock — cuts and totals update instantly.
  • Sort options by: recommended, fewest tiles, largest smallest cut, least cutting.
  • Exclude columns and shafts from tiling, and support for directional tiles (no rotation).

Export to CAD and PDF

  • DXF / DWG — tiles on PLYTKI_* layers in the units and coordinates of the source drawing, so the plan drops straight into the original project.
  • PDF (A4 or A3) — a scaled plan with numbered cut tiles and a list of cuts with dimensions, ready to hand over to the tiler.

Who it is for

Interior designers and architects, tilers and fit-out companies, site managers and investors who want to know how many tiles to order and what the floor will look like before work starts.

Frequently asked questions

Is the tile planner free?

Yes. The tool is free and runs in your browser, with no installation. Saving drawings on the server is available after logging in to a FixControl account — everyone sees only their own saved drawings.

Which files can I upload?

Floor plans in DWG and DXF format, e.g. from AutoCAD, BricsCAD or ZWCAD. You can choose which layers to display and close gaps in walls automatically or manually with a line. You can also add a room without a drawing, from its dimensions only.

How does it calculate how many tiles to buy?

It adds up whole and cut tiles, checks which cut pieces can be taken from offcuts of other tiles, and adds the wastage percentage you set. The result is given in pieces and in square metres.

Can I move the tile layout myself?

Yes. After choosing an option you can drag the tile grid with the mouse or nudge it with the arrow keys to the millimetre. Cuts and totals are recalculated after every change.

Does the export match my drawing?

Yes. DXF and DWG export keeps the units and coordinates of the source drawing, so the tile layers overlay the original plan exactly.

What language is the tool in?

The tool is available in English, Polish, Ukrainian and Spanish — including the PDF export and the descriptions in DXF/DWG files. It opens in the language you are browsing this page in.
