An app for construction, finishing and fit-out crews for ongoing quality control, assigning work to be done, receiving reports and speeding up unit handovers.
For construction, finishing and fit-out companies carrying out repairs for an investor, general contractor or client directly, as well as those running their own quality control and managing work done by their own crews and subcontractors — including companies finishing turnkey apartments that clients bought from a developer in shell condition.
Reports arrive through different channels and get lost in messages.
It's hard to prove a defect was actually fixed.
Commercial unit handovers drag on due to disputes over what was reported and when.
No repair history makes billing the client harder.
Every defect reaches the right crew with a location on the floor plan and a photo — no guessing what it means.
Open → Fixed → Confirmed — with confirmation from both sides at every stage.
Every repair is documented with a photo, available in the defect history.
Android and Windows apps — dictate descriptions by voice, quickly add defects on site.
From uploading drawings, through the walkthrough and assigning work to crews, to a protocol with confirmed fixes — the whole defect and repair cycle runs in a single app, without Excel lists, photos sent over messengers or retyping notes from paper.
Upload floor plans of storeys, units or tenant areas (PDF or PNG) and organise them in the Project → Facility → Location hierarchy. Storeys are sorted automatically from the garage to the roof, while units and other plans are sorted alphabetically. Adapt the list of defect types to your trade — e.g. "Quality control", "GC handover", "Tenant handover", "Warranty".
Every trade, crew or subcontractor (electrical, plumbing, drywall, painting, flooring) is a separate contractor with its own colour on the floor plan. Contractors can be added in the panel or on the fly from the defect form — the app warns you if a similar name already exists, so you avoid duplicates like "Smith Electric" and "smith-electric".
The site manager or foreman walks the site with a phone or tablet, taps the exact spot on the floor plan, takes a photo and dictates the description by voice. The defect can be assigned to a contractor and given a due date. Does the same defect concern several trades? Copy it with one click and change only the contractor.
When a punch list comes from outside, instead of retyping it you import an Excel file — the app merges it with the database by defect number, detects changes in descriptions and shows items missing from the file. Defects without a marked position land in the "Unplaced" panel, from which you drag them onto the right spot on the plan.
A contractor with an email address gets their own account with the "repairer" role, with login details sent automatically. After logging in they only see the facilities and defects assigned to them — no access to other companies' work or to the admin panel. Roles and permissions can be tailored to your company structure, e.g. separately for a foreman, a site manager and a quality inspector.
Every defect has two photo slots — one from the report and one after the repair. The crew marks the fix with "Mark done", and the site manager, after checking on site, clicks "Confirm completion" or sends it back with "Reopen". The colours of the points on the plan (orange, blue, green) show at a glance what is still left to do.
With one click you generate a separate PDF report for each contractor — with floor plans, numbered points, a defect table and photos. The app immediately prepares an email with the report attached and the contractor's address filled in. Adapt the report header, columns and labels to your own template, and save frequently used settings as ready-made configurations.
Every change of status, description or position of a defect is logged in the history with a date and the person's name. When handing over a unit and settling with the investor, GC or your own subcontractors, you have hard evidence: what was reported and when, who fixed it and who confirmed it. A report of completed defects is a ready attachment to the handover protocol.
Companies finishing apartments bought from a developer in shell condition work between two sides: the client, who wants to know what is happening in their apartment, and the crews, who need to be supervised. FixControl brings both sides together in one place.
Every job is a separate facility with the apartment floor plan — usually taken straight from the developer's documentation. All remarks, tasks and photos for a given client are in one place, separate from your other projects.
The client gets their own login with access to their apartment only. With a role you define yourself — e.g. "Client": view and add remarks — they raise concerns directly on the plan, with a photo, instead of sending texts and emails at all hours.
The tiler, electrician, painter or carpenter get tasks with a point on the floor plan and a due date. They mark them "Mark done" with an after photo, and you confirm or send them back with "Reopen" — before the client ever sees a shortcoming.
During the joint walkthrough, the client's remarks go straight onto the plan. After the fixes you generate a PDF report with the completed items and photos — a ready attachment to the handover protocol and clear proof that everything has been done.
FixControl works both when you report defects to your own crews and when you fix them for others.
Before inviting the investor or GC to the handover, you do your own walkthrough, catch the shortcomings and split them between crews. You go to the handover with a clean list, not with surprises.
You receive a list of defects to fix from the GC — import it from Excel, split it among your people and, once the repairs are done, send back a PDF report with photos as proof of completion.
Every unit or tenant area is a separate floor plan. The tenant's remarks raised during handover go straight onto the plan, and each unit gets its own report for the protocol.
Warranty claims from the investor or clients are handled as a separate defect type on the same floor plans — you can see the history of every unit, how much work each building generates and which crews most often have to come back for fixes.
